PTAC Not Cooling
The fan runs, but the room stays warm. The air may feel weak, barely cool, or no different from the room itself. We test the cooling components and airflow to identify the problem.
We repair, replace, and install built-in PTAC units in Manhattan apartments, condos, and co-ops. Whether your unit has stopped working, struggles to cool the room, or makes unusual noises, our technicians are ready to help.
We start with a professional Diagnostic Test to identify the cause and explain what your unit needs.
Tell us what your unit is doing—or what it has stopped doing.
The fan runs, but the room stays warm. The air may feel weak, barely cool, or no different from the room itself. We test the cooling components and airflow to identify the problem.
Nothing happens when you switch it on, or the unit starts and then stops unexpectedly. We check the power supply, controls, and relevant electrical components.
Water appears beneath the unit or around the cabinet. We inspect the source of the leak and the drainage components to determine what needs attention.
Heat mode is on, but the room remains cold. We check the fan, controls, and heating components appropriate to your system’s configuration.
Rattling, vibration, or unusually loud operation can make a bedroom or living room uncomfortable. We test the unit to locate the source of the noise.
Your room never reaches the thermostat setting, or the temperature keeps changing. We check temperature control and equipment performance to understand why.
The cabinet beneath your window does not tell the whole story. Behind it, the cooling unit, fan, controls, and heating components need to work together.
PTAC units are typically installed in a wall sleeve-cabinet beneath a window. In many Manhattan buildings, the removable unit provides cooling, while a separate, stationary heating coil receives hot water from the building’s central heating system.
In heat mode, the PTAC’s fan circulates room air across that heated coil. The coil remains connected to the building when the cooling unit is removed for service.
Some Manhattan apartments have water-source heat pumps rather than conventional PTACs. These units use the building’s water loop for both heating and cooling.
Our technicians identify the equipment and its configuration before testing it. That distinction matters when finding the cause of a cooling, heating, or airflow problem.

We help you arrange the right service—from repairs, cleaning, and maintenance to PTAC replacement and installation.

Professional testing and repairs for cooling failures, fan problems, electrical faults, and control issues. We explain the findings and provide an estimate for the recommended work.

When a new PTAC is needed, we replace the existing unit and install compatible equipment. You receive a detailed estimate before any work begins.

For units that need more than filter care, we inspect the internal components and assess the cleaning required. Coil cleaning and other deep-cleaning work are quoted after inspection.

Routine inspections, performance checks, and filter service help you understand your unit’s condition. When additional cleaning or repairs are needed, we explain them separately before proceeding.
Not sure which service to book? Tell us whether the unit is working normally, performing poorly, or has stopped altogether. We’ll help you arrange the appropriate visit.
We service equipment from most manufacturers:
Our work includes PTACs and supported water-source heat pumps. Service depends on the model and equipment type—not just the name on the cabinet.
The first step has a clear price. The repair is quoted after testing, so you know what you’re approving.
Includes a professional Diagnostic Test, an explanation of the problem, and a repair estimate.
The $90 service call fee is credited toward your approved repair.
This is our minimum labor charge—not a flat price for every repair or maintenance service. The final cost depends on the work required, any parts involved, and applicable tax.
If you choose not to proceed, you pay the $90 diagnostic service call fee. If you approve the repair, that payment is applied toward the total—it is not an additional charge on top of the repair.
Share your address, the equipment brand, and the symptoms you’ve noticed. Let us know about any building access requirements when booking.
Your technician inspects the equipment and tests the relevant components. We explain what we found and what work is needed.
You receive a detailed repair estimate before work begins. We answer your questions so you can make an informed decision.
Once approved, we carry out the repair and check operation afterward. If a part needs to be ordered, we explain the next steps and arrange a return visit.

Your living room should not become a workshop.
Our technicians wear shoe covers and use protective blankets or mats in the work area. Tools stay off your furniture and countertops, and your home is treated with care throughout the visit.
Our insurance goes beyond the basics. We carry workers’ compensation and commercial general liability insurance, along with additional umbrella liability coverage for an extra layer of protection.
Share your building’s insurance and access requirements when booking so we can prepare the necessary documentation before your visit.
Available seven days a week.
PTAC stands for Packaged Terminal Air Conditioner. These units are typically installed in a wall sleeve-cabinet beneath a window. In the Manhattan configurations described above, the removable unit provides cooling and air circulation, while a separate coil connected to the building supplies heat.
No. A window air conditioner sits in a window opening. A conventional PTAC is installed in a separate opening through the wall, usually beneath the window. This service focuses on built-in PTACs and supported in-room HVAC equipment.
Book a Diagnostic Test and describe the symptoms. We’ll determine whether the problem calls for cleaning, a repair, or both. A unit that runs without cooling should be assessed before choosing the work.
Yes, for the configurations we service. In a building-connected hot-water setup, the heating coil receives heat from the building, and the PTAC fan moves air across it. We check the relevant fan, control, and heating components to identify the problem.
Yes. We service Ice Air and Islandaire. We also work on supported equipment from Simon Aire, Applied Comfort, Daikin, ClimateMaster, and Trane. We confirm the model and equipment type when arranging service.
Same-day appointments may be available. Timing depends on the schedule and your building’s access requirements. Whether the repair can be completed during the visit also depends on the findings and parts availability.
No. $285 is the minimum labor fee. Your final estimate reflects the work required, parts, and applicable tax. The $90 diagnostic service call is credited toward an approved repair.
Routine maintenance and deep cleaning have different scopes. A maintenance visit focuses on inspection, performance checks, and filter service. If the unit needs coil cleaning or other additional work, we explain the scope and provide a separate estimate.
We provide a detailed estimate and explain the next steps. Once you approve the work, we arrange a return visit to complete the repair. Your $90 service call payment is credited toward the repair total.
